The 6 months to 31 December 2007 was a turbulent period for the A-REIT Sector. Since 1 January 2003 the A-REIT Sector has averaged returns of approximately 15% per year. However this era of sustained outperformance came to a shuddering halt in the first half of the 2008 financial year. The S&P/ASX Property 300 Index recorded a negative 8.5% return for the 6 months as the global credit crunch and falling international asset prices hit home. Far from being a defensive sector, as it historically has been in difficult times, the A-REIT Sector has been punished far more than the broader market.

The nature of the property trust sector in Australia continues to evolve, and the BDO Kendalls Listed Property Trust Survey takes this as its theme for the 2007 Edition. Trusts have moved away from the traditional function of owning tenanted office and retail buildings, to be owners of a range of diverse assets such as pubs, childcare centres, healthcare facilities and vineyards.

2007 again saw the percentage of the sector’s property assets located domestically fall as a number of trusts made substantial investments in offshore property assets, particularly in Europe and Asia. As further evidence of this property trust evolution, over a third of the trusts surveyed now operate significant local and global property and fund management businesses.

The 2006 edition has the largest population in 12 years with a total of 48 entities included. The past year has identified some interesting trends in the LPT sector, notably some outstanding investment returns, sizeable revaluations of property assets and the continued increase in average gearing levels.

The 2006 edition has also been adapted where necessary to consider the impact of the new International Financial Reporting Standards and provides commentary and statistics on key global REIT markets from BDO's International Property Experts. We have summarised key facts from international markets that provide food for thought on the potential impact of the development of the international REIT markets on Australian LPT's ability to continue to source international property assets.

BDO has completed its first half-year review of the Australian Listed Property Trust sector. Given the number of new listed vehicles over the latter part of 2005 and the introduction of AIFRS, it was a good time to take a look at how the LPT sector is tracking for the 2006 financial year.

Now in it's eleventh edition, the BDO Australian Listed Property Trust Survey continues to be the most comprehensive review of the Australian LPT market, providing insights into performance based on financial, investment and non-financial criteria. After 10 years, we have made a few changes to the format of the survey, reducing it to a more reader friendly size and ensuring the criteria by which the Trusts are judged are relevant to the current state of play in the LPT sector.

This year's survey identifies some interesting trends including the continued increase in average gearing levels, some outstanding investment returns and an increased focus on international expansion of the LPT sector.
